Access to affordable housing remains a challenge, particularly in emerging markets. Growing populations, rapid urbanization, and limited access to credit often limit the ability of low-income families to secure safe and affordable housing - globally, the financing gap to meet the demand is estimated to be $16 trillion. Supported by IFC - International Finance Corporation and IFC’s investee fund Multiples Alternate Asset Management, Vastu Housing Finance Corporation Ltd. is leveraging technology to help close the gap and expand access to financing solutions, especially among women and underserved populations. Multilateral development banks (MDBs) and development finance institutions (DFIs) play an important role in connecting private capital to investment opportunities in emerging markets. A new report shows that private sector investment mobilized by MDBs and DFIs into middle-and low-income countries rose an annual 24 percent in 2023. 🏡 Boosting affordable housing in Côte d’Ivoire. To expand affordable housing for thousands of people in Côte d’Ivoire, IFC today announced its first direct financing for a property developer in West Africa, through a local currency financing package for Addoha Côte d'Ivoireôte d’Ivoire. IFC will loan Addoha Côte d’Ivoire, a subsidiary of Moroccan-based real estate developer Douja Promotion Groupe Addoha, $27 million equivalent in West African CFA francs to support the construction and delivery of about 5,600 affordable housing units in the Greater Abidjan area. More than 23,000 people are expected to benefit from the quality housing, helping Côte d’Ivoire address its large housing shortage, especially in the Greater Abidjan region. A $250 million loan from IFC - International Finance Corporation will support Standard Bank South Africa to provide financing to real estate developers and homebuyers of properties that align with global best practices for energy efficient construction. Every building funded through the partnership will be green certified, meaning that they use less water, less electricity and make use of materials with less embodied energy than their traditional counterparts. Their lower energy usage will contribute towards environmental resilience and result in lower electricity costs and more reliable power supply for home- and business-owners. The partnership will help unlock more funding for affordable green housing projects: at least half of all funds allocated to new residential developments will target the affordable housing segment and up to $37.5 million will be earmarked for women seeking to purchase a home.
