  • Is it possible to quantify the impact of regenerative farming? During a USDA-funded study, Farmland LP partnered with independent consulting firms to assess the environmental and economic impact of our regenerative farming practices compared to conventional methods. The results were striking. Conventional farming on the same properties would have caused $8.6M in ecosystem harm, polluting water, depleting biodiversity, and emitting carbon. Instead, our organic and regenerative practices created $12.9M in ecosystem benefits—sequestering carbon, purifying water, and enhancing pollinator habitats. These $21.5M in net ecosystem benefits were achieved while delivering a 70% net economic gain for investors.   • U.S. farmland is worth $4.2 trillion and rising. That’s larger than the total value of all office buildings in the U.S., which sits at $3.2 trillion—and has been flat since 2019. Despite its immense value, farmland remains largely untapped, with only 2% institutionally owned, compared to the 13.6% of investments in office real estate driven by institutions. Meanwhile, office real estate faces mounting challenges: -Vacancy rates and declining property values fueled by the COVID-19 pandemic, remote work, and economic shifts. -A 12.4% year-over-year price drop by Q2 2024. -A staggering $38 billion in office buildings facing defaults or distress as the market struggles to adapt. In contrast, farmland offers unique advantages as an asset class: -Resilience and stability: Farmland delivers consistent returns with far less volatility. -Proven performance: Over the last 85 years, farmland has provided ~11% annualized returns, outpacing the S&P 500 with half the risk. As office real estate faces structural uncertainty, farmland continues to stand out as a cornerstone investment for both stability and growth.
